Get/have your ducks in a row!
I believe we all know our saying this well. According to the Cambridge Dictionary it means "to be well prepared or well organized for something that is going to happen". It is something we hear regularly in our business, as that is what our clients must do to achieve the best results, both as Seller and Buyers.
According to google, the origin of the saying is “Baby ducklings swim in a straight line behind the mother duck. If the ducklings stray too far, the mother duck will get them back in line, that is get her ducks in a row.”
Well, it is all about 'ducks in a row' for us this week or should I say fortnight – yes, my apologies, we just simply ran out of week last week - whilst trying to get our ‘ducks in a row’! I was not sure whether my little duck story should appear under “Main Beach News” or “Mr. Jeeves”, as it was really another example of the lovely place we live in - “Mr Jeeves” section won – please see below.
In brief this week, in Sales:
We have a significant price reduction on the Villa in Mountbatten - reduced by $100,000! The Owners are very motivated and as the long term tenants have moved, we can all see the need for TLC. We have recommended against doing the work, as in many cases the work is redone by buyers looking to renovate, or simply put their own touch on their new home… So, the Owners are prepared to fund the refurbishment.
Also, Apartment 20 Ocean Park Towers, that I believed was value for money at $589,000, has been reduced to $549,000… Again, a very motivated Seller!
The Xanadu apartment that was only released to the market last week, is under ‘conditional’ Contract, as is Sunbird 14D. So, two new Contracts – Congratulations to the Sellers and Buyers!
The Contracts already in place on the Spinnaker and Peak Lodge apartments are now unconditional! And, the Mainway Lodge Contract settled – so, once again Congratulations to the Sellers and Buyers!
We are not presenting any New Listings this week, however, once again – watch this space – as we are just getting our ducks in a row…

Sadly, our Property Manager Tania Manzelli, has decided to move away from our Property Managment Team and has moved to a different role elswhere. Property Management can be a 'hard gig', so they say... We will miss Tania, who has been an asset to our Team. We have new staff members joining us over the next few weeks, who we will introduce to you shortly. In the meantime, myself and our Property Management Team are here to assit at any time. So please feel free to call myself or Dian Currie, who has a wealth of knowldge after being in the industry for 30 years.

Having your ducks in a row!
It’s all about ducks in a row this week!
The much-needed rain brought a discovery early one morning of a mother hen duck bravely leading her string of very new ducklings across Pacific Street. They made it safely to the other side but alas one little duckling struggled to mount the kerb and was carefully assisted by a lovely local and myself, under mum’s watchful eye. By stacking our mobile phones, we thought a step would give this determined baby a leg up, not so. So, plan B was devised to gently lift the bub up with our local friend’s hands fanned out, success!

Local Econimist Clifford Bennett
Main Beach residents will no doubt have seen this likeable local on his very regular ‘thinking walks’ around Tedder, often with laptop under arm and coffee in hand. Well, you could be quite surprised who he actually is and what he knows. Impressively credentialed, respected and globally accomplished - Chief Economist, Clifford Bennett, with over 34 years in markets, is the “world’s most accurate currency forecaster” according to Bloomberg New York. Another member of our very talented Main Beach community. His latest video of insights and commentary on the current Australian economy, including the property market, is fascinating and delivered by Clifford in layman’s terms.
