I was searching for a saying for this week’s newsletter – you know, something intelligent but funny… I was thinking of a quote about change and support, as it seems we are on a daily merry-go-round of change at the moment – all in a good way – including the changes brought about by COVID-19 and the changes in the demographic of our Village, with a number of young families moving in… And, support, as change and support go hand in hand, because without support it is not possible to change…

Then I saw our heading and it made me laugh so much, I had to share… So, all my sayings about change and support were discarded. Well not quite, some were so good, again I felt the need to share:

• It’s only after you’ve stepped outside your comfort zone that you begin to change, grow, and transform - Roy T. Bennett;

And then –

I was also thinking of support, as I felt that another week has suddenly disappeared and our Team has been working hard as they always do, providing me, each other, and our clients with dedicated support… So, thank you to the Team for another good week!

In Sales this week –

We have a ‘quiet’ listing in Xanadu North – the “sought after” North East corner on a high floor, with amazing views. We have not yet placed a 'list price' on property, as it is not yet going to market, however, given the sale of Apartment 149 a few months ago, at $1.1 million for the same style apartment in original condition, including the original carpet of 20 year ago, this apartment would definitely require a “1 million” in front - discounted, due the fact it does not have the 2 tandem car spaces that Apartment 149 has… Please call me for further information.

One of the Contracts from last week is now unconditional – it was one of those very quick and seamless Sales for our good friends and locals, the owners of Apartment 1003 Park Lane, which sold within a couple of weeks, without going out to the broader market and during COVID-19… Congratulations to all parties! We, together with the Sellers and Buyers are all incredibly pleased with the result!

The other Contract last week was Apartment 19 Oscar on Main, once again a very quick sale, with the owners only just mentioning that we should re-list after many months of ‘resting’ the listing – that was never marketed beyond our database… So, Congratulations to the happy Sellers and Buyers and to Carmen and myself, who bought the parties together!

Congratulations also to the very happy Sellers and Buyers of the beautiful Villa at 1/42 Tedder Avenue, which has 'finally' gone unconditional!

Once again, there are a few more ‘irons in the fire’ this week, so watch this space…

In Property Management - Apartment 7 'Woodrowe place' has been leased and 1/4 Winchester Crescent, Pimpama is now under application, so clearly there are still good prospective tenants looking to rent.

Well it is a long time since we have seen people lined up in the street waiting to get into the 'bar' in Tedder Avenue, but that is the scene tonight...

Mano's reopened this week and is, of course, as popular as ever.
