This week at MBPS Main Beach Property Sales
You aren’t wealthy until you have something that money can’t buy…
Our Main Beach ‘Village’ just seems to get better every day, if that is possible – is it me ‘getting old’ or is it that COVID has made people more aware and thankful for what we have? There is certainly something in the air… Is it just in Main Beach – in our ‘Village’? I know it is not just me, as I speak to people every day who obviously appreciate what we have and make comments, such as ‘what a wonderful place we live in’. In a conversation just this week we were speaking of how Main Beach has changed over the past 20 years and the fact that some do not see it as a good thing and certainly the empty shops are not… However, as the 20-year part time local said ‘we now have a soul’ – what a lovely way of describing Main Beach in 2020!
We are receiving enquiries on a regular basis now from those Southerners, who are not as fortunate as we are and who are now considering making the move to Main Beach - We can only imagine what it is going to be like when the borders finally open again…
When looking for our saying this week I found a Charles Spurgeon quote – “A Village is a hive of glass, where nothing unobserved can pass.” How true is that – you should hear the ‘rumours’ around ‘town’ about what is happening at Shop 3, 25 Tedder Avenue – the former space of the Optometrist and our ‘new space’ - everything from a Pizzeria to a ‘Take away’ shop – Oh, and we have apparently closed down our Property Management office – Not true… To ‘keep you in the loop’ – our renovation is in full swing and we will be moving to our “new office” early October!
This week in Sales – it feels a little like the ‘flood gates’ have opened…
We have two new listings - Apartment 77 Ocean Sands was released to the market yesterday and is featured below. On the northwest corner of the 16th floor, this 162m2, 3 bedroom apartment, with a huge two car lock up garage and amazing ‘million dollar’ views, has so much to offer and is listed at only $998,000. Apartment 7 Yachting Towers, again a 3 bedroom apartment, 2 bathrooms, with 1 car space is being released to our clients only this week prior to going out to the broader market. It is also positioned on the northwest corner on level 2, overlooking the parkland with water views, through the pines, to the Yacht Club. The apartment is “new”, having undergone a quality renovation. So, once again, real value at $850,000. It is also featured below. Apartment 501 Axis was released to the market only on Wednesday and the enquiries flooded in, with multiple offers already on the table. The Luxury, Style and Design of this uniquely designed apartment for the price guide that has received so much attention. These split-level apartments in Axis are now attracting the younger generation who are returning to Main Beach. The apartment is also featured below, so please call us for a private inspection at any time.
Yesterday afternoon we also released to the boarder market, for the first time, another uniquely designed 3 bedroom (or 2 bedroom, plus an office) with one car space, located in the residential only building, Calais. We had an enquiry within 30 minutes and others overnight. The apartment has been partially renovated with a beautiful new kitchen and laundry. The bathrooms are original, however, if you know Calais you will appreciate that the original marble ensuite is now back in vogue and hard to ‘discard’, given the quality. Again, the list price on this 218 m2 apartment seems ‘crazy’ – it has a garden/pool outlook and is priced to sell at $795,000!
This list of value for money seems to go on, as I look Apartment 60 The Nelson, which was recently released to our clients ‘only’. It again has million-dollar views with a price tag of $720,000…
I am starting to sound like that ad from years ago – “and wait there’s more… it comes with a set of steak knives…” Or is that my age showing again – I would really like to know who remembers that ad – every time I say – “and wait there’s more” I think of that ad… I tried to ‘google it’, but obviously it was before ‘google’.
Oh, and there is more - we have negotiated four Contracts of Sales this week. As they are not yet unconditional, I am not at liberty to mention which properties, however, I can say that one of them literally went under contract the day after “going live”.
Did I say, this has been a huge week at MBSP? We have also had two settlements this week, with Apartment 4 Pintari and Apartment 25 Ocean Sands both settling. Congratulations to the happy Sellers and Buyers! Also, to the Sales Team, Claire, Carmen and myself, who were party to the Contracts.

The one-bedroom apartment in The Maldives has had a price reduction is now available for $379,000. Speaking of ‘value’, once again… One bed apartments for sale in Main Beach are few and far between and this apartment is positioned on level 13 with inspiring ocean views; excellent leisure facilities; well managed building; and only footsteps from the famous patrolled beaches. Oh, by the way, The Maldives is an apartment block in Main Beach – we are not selling in the ‘Maldives’ – yet…
Apartment 1, 35 Breaker has a brand “new bathroom” so, once again, at $379,000 for a 2 bedroom, ground floor apartment in Main Beach… Excellent entry level into the Main Beach market, with a great tenant in place and low Body Corporate!
