This week at MBPS Main Beach Property Sales
The pieces of the puzzle have the tendency to come together when you least expect it – Jane Green
We have spoken before about what we do – we are ‘facilitators’ and often our function is to assist in putting together the piece of the ‘jigsaw’ puzzle of selling and buying… This week, we are working on a number of those ‘jigsaw’ puzzles. If only we could facilitate those of you who are captive in the Southern States arriving here in Main Beach, most of our current ‘jigsaw’ puzzles would be complete… So, close and yet so far away!
Several of our puzzles are, in fact, local. Such as:
The owner in Atlantis - not the city, the Complex in Paradise Waters…, who is looking to upgrade from 2 bedrooms to 3 bedrooms. They just love the complex and have no desire to move, however, require more space…
Another, we are seeking a large 2 bedroom, plus study or 3 bedroom in the Brighton Parade/Como Crescent area of Southport – we have a buyer waiting for their current home.
Not to mention the Queensland buyers waiting to buy in Xanadu, Ocean Sands and De Ville - the list goes on… Not a bad problem to have!
I have just been told that I do, at times “ramble’ in these Newsletters, so I must keep this “short and sweet”. I was very pleased to have been told, as Carmen relayed a conversation with a buyer, who reads our Newsletter, but said the “preamble” was too long – she skipped it and went straight to the properties for sale. Thus, she missed one of our ‘pre-launch’ mentions, which was just what she wanted… So, we do listen and welcome comment.
Our ‘pre-launch’ mentions this week are:
A 3 bedroom apartment in Norfolk - again, not the island, the complex… The spacious apartment is situated on level 2 yet still has ocean views, being right across the road from the beach. It has either a space for 2 cars (very valuable) or the existing 1 car space, with a large storage shed… So, listed at $790,000, we are sure this is one of those properties that will not be available for long. We will obtain photography next week, however, in the meantime the apartment is available to view. Please call Claire, who will facilitate a private inspection at any time.
Likewise, with Villa 1, 39 Hughes Avenue, which is going to the market for the first time since its build in 1998, 22 years ago. The structure maybe 22 years old, but not the Villa internally – it has been completely and very tastefully renovated, presenting a stunning 3 bedroom home spread over 2 levels, with the 3rd Level providing endless opportunity - potentially a self-contained retreat, leading out on a 25m2 deck. We did mention the fully furnished 1 bedroom apartment in Ocean Pacific last week, however, we have not yet been able to obtain photographs to feature this week. So, please call Claire to arrange an inspection. Again, it presents great value at $385,000.
We have had another Sale this week, with one of our ‘older stock’ going under Contract, although, not yet unconditional, so ‘unmentionable’…
Two of the Contracts mentioned last week are now unconditional, so considered SOLD - Apartment 503 Axis, which was on the market for only 5 days and Apartment 76 Ocean Sands, that did not even go to market. Carmen had a buyer lined up before we even had the photographs taken, however, as the Contract was not unconditional, we got prepared, so it is featured below.
Also featured below is Apartment 9, Calais which will be Open to View this Sunday for the first time. The apartment is home to a family of 4, with two of those 4 being small children, so you can imagine the difficulties for them in preparing for an Open Home. Carmen and I will be there on Sunday between 11:30 am and 12:30 pm, so please visit to view.
Carmen and I will also be opening to view the stunning Villa in Liberty Panorama that we featured last week. So, once again, please visit to view either Saturday between 11:30 to 12:30 pm or Sunday between 10 am to 11 am.
We also have a price reduction on the spacious, beautifully presented, 2 bedroom apartment with amazing views in Kings Row Centre. Apartment 28, which we have also featured below is now listed at ‘Offers over $625,000’ and is open to view this weekend on both Saturday and Sunday between 10:30 and 11 am. Alternatively, please call Claire for a private inspection at any time.
We have had another big week, with three Contracts settling this week, 1/35 Breaker Street, Apartment 15 Main Beach Tower and Apartment 302 Park Lane. So, congratulations to the happy Sellers and Buyers and to the entire Sales Team, who all played a role!
Considering we are a small agency – as you can see, we do keep busy…
Also, the Property Management team have been actively been leasing again this week, with 2 of the New Listings mentioned last week – leased! So, like the Sales Team, we are almost out of rental stock – they have leased 3 properties this week.
