This week at MBPS Main Beach Property Sales

I woke up one morning last week thinking about the past week and thought, once again, it has been about relationships, the impact people have on our lives and how we make people feel… Then I received a video from Claire that she had shared with the team. It contained the words of a poem by Edgar A. Guest - "Have You Earned Your Tomorrow", and I thought how appropriate. It really is just about making people around you feel good.

The photograph here is of a handmade Congratulations note in celebration of our 10th year Anniversary. The note was made by our dear friend’s 6 year old Granddaughter, who has grown up sharing her Grandparent's holiday home here in Main Beach and of course, visiting Mr. Jeeves. Thank you Vivi, you touched our hearts - how lucky are we! I think Vivi is already, at the age of 6, ‘earning her tomorrow’…
Another of our local friends, who surely ‘earned her tomorrow’, Lucia, sadly passed last week at the age of 90. I recall our first encounter, as she and her son viewed the apartment that she ultimately purchased. She and her beautiful smile will remain in our hearts forever. Her loving son knows how important our relationship with he and his mother has been to us.
Then we received the beautiful photographs below from our dear friends Steve and Alan, taken from their balcony. They said we could share, so we have, because as I replied - so many people say they do not want “the western aspect” – look what they are missing…

We would like to thank and congratulate our Administration Manager, Cathy Kershaw, on the Anniversary of her 5th year with MBPS. Cathy, who is seen in the photograph here, is MBPS’ hidden treasure! She is always calm and willing to assist any of us, who require assistance at any time. I am sure at times she feels like a ‘rubber band’ being stretched to her limits… Thank you, Cathy, for your invaluable dedicated service for all these years.
The week that was…
In Sales this week, whilst continuing to be busy, several pieces of the jig-saw puzzles have not yet fallen into place… We do have a New Contract on one of our ‘off market’ properties – once again unmentionable, as it is not yet unconditional.
Also, two of those previously unmentionable Contracts and ‘off market’ sales, settled this week. Congratulations to the happy Sellers and Buyers of Villa 1/38 Hughes Avenue and Apartment 107 Xanadu! And, to the MBPS Team who bought the parties together…
Apartment 19 Main Beach Views also settled today, so congratulations to the happy sellers and buyers! Also, to Claire who bought the parties together.
Featured below are the two properties we mentioned last week, which are being offered to our clients only at this stage and we believe it unlikely that they will go out to the broader market. Apartment 30 Yachting Tower, for which we are seeking “Expressions of Interest”, as we have not yet had an opportunity to assess the real value of those “never to be built out” views. I personally believe that the location and those views makes that block one of the most valuable pieces of land in Main Beach… It is all about ‘location, location, location…”. Speaking of which, similarly the case with Carrington Court, also featured below – directly across the road from the beach… Once again, we are asking for “Expressions of Interest” prior to going to the broader market, due to the amount of interest we have had in the property.
Up until these unprecedented times in Real Estate “Expressions of Interest” was a term we avoided, as we believed that buyers preferred a price or a price guide.
