Our saying this week came about because I have been in ‘isolation’ all week – yes, I have withdrawal symptoms from the lack of ‘chat’… I simply took a couple of days out to get over a cold, which turned into a week… As you know these days, you cannot be ‘out there’ with a cough or a sniffle… So self-isolation and plenty of catch up work done! My desk is ‘almost’ clear…
In the meantime, it has apparently been ‘quiet’ on the street… It must be the cooler weather keeping people in doors. Although, in saying that you could hardly call 21.3c daytime temperature as being ‘cool’… According to Weather2Visit “daytime maximum temperatures in Main Beach average around a comfortable 21°C (70°F), whilst at night 11°C (51°F) is normal.” So, who can complain!
Even though the ‘street’ was quiet, that is not so of the buyer enquiry which continues to be ‘strong’, to say the least. So, as we mentioned last week, we require more properties to sell… We do not have any new listings this week, however, we have carried out several appraisals for people thinking “it may just be the right time to sell” – so, watch this space!
Our saying this week should have been “unpresented times, unpresented action”, as tomorrow, Saturday 19th June, 2021, we are holding our 1st Auction… Featured below is the subjection of our Auction - Apartment 284 Contessa. 177m2 of ‘space’, 3 bedroom, 2 bathrooms, plus powder room, literally in the sky. The views from Level 28 are just as you can imagine – magnificent!
In years gone by Auctions have not been the preferred method of Sale in Main Beach and often we have found that buyers do not like ‘the unknown’, as far as price is concerned, however, as mentioned previously, right now it is the ‘unknown’… No matter who you speak to, other Agents, Buyers, Sellers, everyone is having the same problem – if they are lucky enough to have the problem – what is it worth? Thus, our inaugural Auction. Here’s to a great result for the Sellers!
One of our recent new listing is also featured below – 3/72 Marine Parade, Southport. Due to the tenancy, we have had a delay in going to market, so once again, we are releasing this 2 bedroom, 1 bathroom apartment to our clients initially. Its prime location across the road from the Broadwater and walking distance into ‘downtown Southport’ makes the asking price of $330,000 great value. Given we have a good tenant in place who would like to continue their tenancy, providing a rental return of $390 pw this property is a good sound investment. In Property Management everything is moving so quickly we cannot keep up with the demand – so simply said, once again - we need more properties to rent…
Apartment 59 “The Meriton” was leased this week, without going to market… Like Sales, Rentals are like ‘hens’ teeth’…
