This week at MBPS
Relax and look to nature. Nature never rushes, yet everything gets done in time - Donald L. Hicks
This week I believe the entire MBPS Team will agree – we need to take a leaf out of Donald Hick’s book and ‘slow down’. I am not sure if my busyness has been contagious or is it just life – the whole Team have been ‘on the run’… We are like ships in the night, passing in the passageway and almost needing to make an appointment to speak with each other – actually not almost… Once again, never complain we you are busy in business – Perhaps just change your dress code to cater for the wearing of ‘runners’!
Oh, and this is a way of introducing ‘our’ new crossing to you… Whilst we do not particularly like the yellow ‘crossing signs’, we are incredibly pleased to have a new pedestrian crossing on ‘our corner’, Peak and Tedder Avenue, Main Beach! Hopefully, some of those near hits will now not occur – thank you Darren Taylor. Also, thank you to Brad from Barbers on Tedder, who suggested our re-enactment of the Beatles’ cover on Abbey Road. I just happen to be writing about wearing joggers this morning, so thought, how appropriate…
I often say to people, even total strangers, “we send out a ‘wacky’ Newsletter - I am a little wacky” … After somebody agreed with me this week, I looked up the actual meaning of the word – “funny or amusing in a slightly odd or peculiar way”. At first I thought that was not such a bad thing, until I saw the synonyms: “unusual, odd, wild, strange”… Perhaps not such a good thing to say to potential clients… And perhaps today’s Newsletter supports the theory!
Speaking of busy –
In Sales this week, we have 4 New Listings, 3 Contracts of Sale and 1 Settlement, not to mention the Appraisals…
Firstly, I would like to congratulate Mary on the settlement of Apartment 27 Silverpoint, which settled yesterday at $2.5 million – the highest price achieved in the complex for a 2 bedroom apartment! The Buyers clearly saw the value in the Seller’s renovation, which was unsurpassed to any other in the sought after complex. So, congratulations also to the happy Sellers and Buyers!
Three of our New Listings are all ‘quiet’ listings for now and will not be released to the broader market at this stage, so an opportunity for our ‘readers’ to explore before the ‘masses’ arrive from the south after December 17th. They are:
A 3 bedroom, 2 bathroom apartment, with 2 side by side car spaces in Cronin Palms, a small, well kempt ‘walk-up’ complex comprising of only 9 apartments. The apartment is set in a tranquil corner of the complex overlooking the pool and whilst the apartment is also very well kempt, most owner-occupiers will want to renovate. As an investment for rental, it is perfectly fine as is, with wonderful tenants, who have been in place for over 7 years – a local family! For sale at $850,000, I cannot imagine this property will go to market. Please call Claire or me to arrange a private inspection.
Apartment 38 Kings Row South is a large 85m2 1 bedroom, with potential for a small guest room. The Owner of this apartment has very cleverly redesigned the apartment, including the large brand new kitchen. At $545,000, with the refurbishment and the views it is unlikely, once again, that the apartment will go to the open market. Call Claire to arrange an inspection at any time.
Our third New Listing is situated in the newest complex in Main Beach, ‘Cerulean’ – Apartment 1201 is a 3 bedroom converted into a 2 bedroom to facilitate an extra-large living area. The apartment and the complex are stunning and must be viewed to appreciate. Cerulean, which was only completed in 2020 is a luxury boutique residential only building in Pacific Street, literally around the corner from the beach. It is only due to a ‘change of circumstances’ that this apartment is back on the market at $1,950,000. Please call us to arrange an inspection.
The fourth of our New Listings, Apartment 5A Sunbird, is featured below. The apartment holds front and centre position on level 5 of the iconic Sunbird Beach Resort, showcasing a spacious balcony overlooking the rolling surf. This 2 bedroom, 2 bathroom apartment in a superb location, prime position, with potential, would make a fantastic lock-up weekender or winter home, permanent residence or leave it in the holiday let pool. Please call Carmen to view.
Two of our three Contracts are now unconditional and the other is not yet ‘mentionable’ –
Apartment 1103 The Maldives, which never went to market is now SOLD! Congratulations to the happy Seller and Buyer. Also, to Carmen and Claire, who bought the parties together!
Apartment 88 De Ville is also SOLD, achieving great results for both seller and buyer, as a result of ‘multiple offers’, after only one week on the market… So, Congratulations to the happy Sellers and Buyers and to Carmen, who negotiated the Contracts!
Have a great weekend!
Very best wishes,
