This week at MBPS
It is bad to suppress laughter. It goes back down and spreads to your hips – Fred Allen
It was ‘remote giggles’, i.e. laughter on the phone with a friend this week that brought to mind the theme of our Newsletter. We have said on many occasions that laughter is the best medicine and is good for the soul… And, as so many of you will know we like a good laugh – often at ourselves… Given the continued isolation for so many people, the difficult times for business owners and their employees and the fact that there are very few people that have not been affected either directly or in directly by the pandemic, it seemed timely to share the ‘remote giggle’. It is simply - wherever possible, when on the phone to someone, give them a ‘laugh’.
You may recall when COVID first arrived and most of us were in lockdown initially – we shared the ‘virtual hug’. Now looking back, I think people could have been forgiven for thinking I had gone mad – what was I thinking sharing a video of me in my ‘active wear’. At least that video enticed me back to the gym…
So, no pictures this time, however, there must be someone you know that is either in isolation or struggling with the pressures of business, that you could call and have a ‘remote giggle’ with – it truly is the best medicine… One of our locals actually gave me a ‘virtual hug’ in passing not so long ago… How nice was that - Thank you!
This week in Sales, the ‘ins and outs’ continue – we have had 2 New Listings, 4 New Contracts of Sale and 2 Settlements… I did say it is like a ‘conveyor belt’, which is great for the market, properties come in and sell and continue to be in short supply.
Our New Listings this week –
The Sub-Penthouse in XXV Breaker Street Residences, a whole floor of sheer quality, with views in all directions… The 3 bedroom apartment, its finishes and furnishings present as ‘new’ and is being offered “walk-in, walk-out”, including the high quality Italian furniture. A beautiful home, for which we are seeking ‘Offers over $3 million’. The 2 car garage is massive offering additional storage galore – certainly sufficient for many ‘toys’, e.g. bikes, jet ski on trailer…
Apartment 19D Sunbird is also pristine – a renovated western end 131m2, 2 bedroom apartment on Level 19 with views north, west and south. As you know the advantage of any ‘end’ apartment, in addition to the views, are the through breezes… Listed at $1.2 million this must be seen to be appreciated.
For the second week in a row, we have simply mentioned an apartment in The Nelson, and it is ‘sold’ – Apartment 65 The Nelson is also now under unconditional Contract, so congratulations to the happy Sellers and Buyers!
Also, the Villa at 1/57 Cronin Avenue, which was one of our ‘unmentionable’ Contracts is now unconditional and considered “SOLD”. It was a perfect match, leaving both Sellers and Buyers extremely happy – Congratulations to them all!
Our other two Contracts this week are 'unmentionable', so watch this space...
Our Settlements this week were Apartment 9 Marquis and Apartment 1201 Cerulean. Again, congratulations to the happy Sellers and Buyers!
Featured below is Apartment 80 in the iconic Focus building in Surfers Paradise, which we mentioned last week. A quality renovated 2 bedroom apartment with a 1 car lockup garage and extensive storage area within that garage. It is listed at “Offers over $895,000”, which seems very inexpensive for an apartment right across the road from the beach… Please call Mary on 0431 002 552 to arrange a private inspection at any time.
The Property Management team have also been kept very busy, having leased 2 of the three properties mentioned in our last Newsletter - the ‘Portia’ apartment in Southport, 12 Main Place in Main Beach, in addition to a new listing in ‘Ocean Park Towers’. Also leased is a one bedroom unit Southport. The house at 46 Tedder Avenue in Main Beach is now ‘Under Application’.
We have 3 new listings this week, a 3 bedroom waterfront Duplex in Biggera Waters listed at $900.00 per week,; a 2 bedroom apartment in Pacific Plaza in Surfers Paradise listed at $795.00 per week and a 2 bedroom apartment in The Crest in Main Beach, which will be presented to the market next week at $690.00 per week.
Have a great weekend!
Very best wishes,
