This week at MBPS
It's not whether you win or lose, it's how you play the game – Grantland Rice
Do you know, I almost attributed our saying this week to my father, as I always believed they were my father’s words - it seems he said them to me constantly. Good old Dad... I must say I was walking to work early one morning this week and found myself smiling to myself, as I often do, and for some reason I thought of my Father, who always wore a big smile – I said to myself “thank you Dad”! Not only for the smile, but for all the last century sayings you taught me…
According to our friend ‘Google’, the saying is derived from Grantland Rice's poem 'Alumnus Football' (1908). Rice was an early 20th-century American sportswriter, who was “known for his elegant prose”.
Winning or losing came into play – pardon the pun – as we have the G500 on the Gold Coast and in Main Beach this weekend. I can hear the cars reving already at 6 am… There is a lot of excitement in Main Beach at the moment and many, many more people on the ground. The Gold Coast has put on a gloriously sunny day for our guests…
We have recently had feedback about the ‘low profile’ of MBPS on Realestate.com.au, due to the fact that most of our sales have been “Off Market” sales. So, this raised the question, do we do what we think is best for our clients, i.e., sell at the least expense to them, or pay Realestate.com.au large sums of money to enhance our profile – we have opted to continue with our current ‘MO’ (method of operation) where possible and trust that our reputation and ‘work ethics’ will keep us in good stead! Another saying I liked re winning - “Everyone talks about age, but it’s not about age. It’s about work ethic. Winning never gets old - Lisa Leslie” …
Another that seemed appropriate – “While most are dreaming of success winners wake-up and work hard to achieve it”.
Speaking of success, we have been party to 2 contracts this week…
One, however, was not one that we held authority on, as we were acting under a ‘conjunction’ with the Marquis Building Manager, who kindly invited us to do so. In fact, we could have sold it twice this week… That will give you an idea of the buoyant buyer activity, given the $2 million price tag… Congratulations to all parties, including Claire, who bought the buyer into the equation!
Mary and I also brought the parties together this afternoon on the other Contract, however, we have been asked to keep the sale in confidence at this stage, as there is a long settlement. Congratulations to the Seller and Buyers and of course, to Mary!
We also have a new ‘off market’ listing this week – a spacious 141m2, 2 bedroom, 2 bathroom renovated apartment in The Meriton. The magnificent views across the Broadwater are never to be built out, which is rare and sought after these days… The asking price of $1.2 million is very reasonable, given the price of the ‘new builds’, which are so much smaller. Please call Claire on 0414 525 212, or me for further information, or to arrange an inspection by appointment. The apartment is currently in the holiday letting pool.
The 151m2 apartment in Xanadu that we mentioned last week is featured below. Across the road from the beach with amazing Ocean views and listed at $1,695,000. We do not expect this will last long if it is released to the broader market. So, please call Carmen on 0410 706 726, or me to arrange an inspection by appointment at any time.
The Contract on Apartment 17 Scalinada settled this week – so, congratulations to the Seller and buyers and to Claire for bringing the parties together!
The Property Management division has been very busy, as usual. We have multiple properties currently under application in Broadbeach, Paradise Waters and Main Beach. The majority of which would appear to have been leased, leaving us with near to no stock… We do have a 2 bedroom, 2 bathroom apartment, with 2 car spaces, in a ‘walk-up’ which will be coming up at the end of November, so please feel free to register your interest via our website or by email to [email protected].
Have a great weekend!
Very best wishes, Annette and the MBPS Team
