Needs, Values and Goals equal Motivation...
Motivation is very powerful, particularly in our industry as it can set market trends. As an example, a ‘motivated seller’, as you sometimes read, or often do not read, as it only becomes evident in a low sale price. That low sale price can and will, if not explained, ‘set the trend’ for the next sale in the area/building. Sadly, often agents will use that data to achieve a ‘quick sale’ of another property, without any explanation as to the ‘motivation of the seller’. That motivation is often not a ‘destressed sale’, but rather a destressed individual with life situations that causes them to feel pressure or stress, so they reduce their selling price to below market value. When selling against such sales, we simply say ‘that property is no longer available’, it was an ‘anomaly’.
We have had in recent times what I describe as “sad sales”, i.e. we have not ‘on paper’ achieved market value. We know why however, we are not able to express that in our advertising, thus a ‘low sale price’ that will potentially cause an agent who does not have the knowledge, to ‘under sell’ the next comparable property. How do we combat that? Only with dialog...
Also, within our industry, the other dangerous ‘motivation’ we see is that of Real Estate Agents, who are in need of listings, as stock is so tight and the use of the media ‘hype’ of ‘prices are going down’ to encourage people to “sell now before the decline”, when there is no evidence of a decline – now we are speaking only of the Main Beach/Paradise Waters market. We say, if you would like to sell now and have a reason to sell, yes now is the time, however, not because of the fear of market decline...
My quote this week is “the more you do, the more there is to do...” As I have said before we seem to create busyness, which in turn creates business. In keeping with that, we have another 2 New Listings this week.
A hidden ‘gem’ nestled away in the boutique (9 apartments only) residential complex of Cronin Palms, is a 3 bedroom, 2 bathroom apartment, with 2 car spaces and storage... It is very reasonably priced at $925,000 and available to view at any time by appointment. The apartment is a family home to the tenants who moved in over 8 years ago as a couple and have over the years become a family of 4. They love living in Main Beach and would love to stay... After a long settlement Apartment 43 Atlantis East settled today. Congratulations to the Seller, Buyers! Also, to Mary and myself who bought the parties together. We would like to thank the Seller, our long-time client, for all her support over the years and wish her the very best in her new home, which also settled today!
