This week at MBPS

I vividly recall the day that my husband said to a friend, a country gentleman, who had joined local government, i.e. becoming a ‘Politician’ – “you should write down on a piece of paper the reasons you are becoming a Politician and put it in the top drawer of your desk. Each day you should read that note and remember why you are doing what you are doing”... That was in 1981 and I may not have it word perfect, however, it is near to. I can now not recall why this came to my mind earlier this week when I relayed that story to one of our local acquaintances and said “that is exactly what we Real Estate Agents should do – we should write a note to ourselves and remind ourselves every day what our purpose is. It is to “work in the best interest of the Vendor/Seller”. I know that is our ‘ethos’ at MBPS, however, when we think of it, how many of our industry are only interested in the ‘quick buck’? How many really consider the Seller’s interest? Enough said... We should never loose sight of our good intentions!

We feel privileged this week to have had the opportunity to achieve what we set out to achieve – assist two of our clients move on to the next stage in their lives, by achieving the sales that were required for them to do so - Apartment 6 Scalinada and Apartment 19 Malibu are now under ‘unconditional Contract’ and therefore considered SOLD. Congratulations to the happy Sellers and Buyers! Also, to Claire and myself who negotiated the Contracts.

We have seven (7) New Listings, all of which are being released to our database only – so ‘quiet’ sells... We seem to be getting a reputation for ‘selling off market’, which is great, particularly for Sellers. It is, however, not boosting our ‘profile’ on the internet, which has been pointed out to us on a number of occasions in recent times. In reality, other than those of you who know us and subscribe to our Newsletter, we may run the risk of becoming unknown... Oh, except for the fact that we have a very nice, professional shop front in Main Beach, that is a little hard to miss... Clearly that goes a long way to selling ‘off market’... Anyway, it has worked so far, so we will continue to do what ‘we set out to do’ – “provide service to our clients with honesty and integrity”!

All of our New Listings are diverse, which again, is great for the market. Featured below are five of those that range from a 1 bedroom apartment in the Crest; another 2 bedroom ‘terrace’ in Woodrowe Place; a very spacious 2 bedroom apartment in Xanadu for under $1m (hinterland views); an incredibly spacious 3 bedroom apartment, with 2 side by side car spaces, in the Nexus Towers on Marine Parade, Southport, to a 4 bedroom Villa with a pool and great outdoor entertainment area in Cronin Avenue. Variety is the spice of life!

The other two are quiet listings in Xanadu North – one, a centre apartment (‘B’ style) and the other a North East corner (‘C’ style). Please call us for further information.

Apartment 12 Ocean Park Towers settled this week, congratulations to the happy Sellers and Buyers and to Carmen and I, who brought the parties together!

Carmen also sold Apartment 79 in Oscar On Main “in conjunction” with the listing agent, i.e. she brought the buyer into the Contract. Congratulations Carmen!

The Contract on Apartment 104 Spinnaker is now ‘unconditional’, so considered “SOLD”. We would like to congratulate to the happy Sellers and Buyer and thank them for allowing me the privilege of bringing the parties together.

We currently have two separate buyers for whom we are endeavouring to locate homes in Paradise Waters – One buyer is specifically looking for a home in Commodore Drive and the other looking for 5 bedrooms with a ‘beach’... So, if you know of anyone who is looking to sell in Paradise Waters, there have buyers waiting...

One of those new rentals is the 3 bedroom apartment in Nexus Towers, Marine Parade, Southport, which we have featured above for sale, as it is to be either SOLD or RENTED – “whichever comes first”.
