This week at MBPS
Opportunities are usually disguised as hard work...
I was gifted our saying recently, when I received an email from one of our new Team members simply saying, “This one reminded me of you.” I took that as a compliment, so thank you!
I found it interesting, as regularly our locals who see me ‘running around’ will say “you work so hard’” or “you are a hard worker” and I hear myself saying – “this is not work you see, this is my entertainment” ... And I mean it - I do not watch TV, or study, or play a musical instrument, however, I do “jig-saw puzzles” on a daily basis – and that is what you see as working hard and being busy... I am constantly being entertained! How lucky am I – I can do it all day and all night, if I choose...

I also feel very fortunate to be surrounded by Team members who are all like-minded, with the same work ethics or ethos, as I often say, so thank you once again to the MBPS Team for another ‘busy week’! Potentially ‘opportunities captured and not lost’...
We have another New Listing in Xanadu – Apartment 53 Xanadu East will be released to the market next week, once photography is received, along with Apartment 107 Xanadu North, which was mentioned last week. The apartments will compliment each other during the sale process, as they are different aspects, floor plans and buildings, so variety... They are both heavily booked in the holiday pool and the reason for the delay in obtaining photography. However, this coming week there is opportunity to view Apartment 102 between the 2nd and the 5th, as we have ‘blocked the dates’ and Xanadu 53 during a ‘change over’ on the 5th. The good news is that for those who are looking for a holiday home that pays for itself, the returns are great, with available periods to enjoy for yourselves!
Apartment 15 Scalinada, which was mentioned previously pending photography is featured below. I had an opportunity to view the apartment during the week and my goodness, if ever an apartment should be described as ‘a renovator’s dream’ this is it... I see real value at $685,000, given that Apartment 18 which was very nicely ‘upgraded’ was just tenanted at $725 per week. With a little ‘TLC’ a great investment or for others it is certainly entry level into the Main Beach market. So, please call Claire to arrange an inspection at any time.
We have another unmentionable Contract this week and one of our previously ‘unmentionable’ Contracts, is now unconditional so considered SOLD – Apartment 19A The Inlet. Congratulations to the Sellers and buyers and to Carmen, who brought the parties together. Carmen will continue with her scheduled Open Home today, as she also has our ‘quiet’ listing in The Inlet available to view. It is a mid-floor “B” style apartment, described by Carmen as “205m2 original vintage, the views…the space…let your imagination transform this exceptional apartment into your dream home.” I do not see past the magnificent views over the Ocean and McIntosh Island all the way to Coolangatta, not to mention the Broadwater and Hinterland.
We have had two settlements this week, Apartment 24B The Inlet and Apartment 4, ‘Melaleuca’ 25 Pacific Street. Congratulations to the Sellers and Buyers and to Carmen and myself, who negotiated the Contracts.
In Property Management this week we have 3 x 3 bedroom unfurnished apartments all very diverse and ranging from $850 per week for Amira across the road from the beach, $880 per week for the courtyard apartment in Sainte Maxime to $990 week for Calais, both of which are a stones through to Tedder Avenue. We also have the furnished 2 bedroom in Stafford Street, which has been very nicely fitted out, for only $770 per week and a 3 bedroom in De Ville, with magnificent views, at $1,400, which is already under application. So busy times all round...
