Change the changeable, accept the unchangeable, and remove yourself from the unacceptable - Denis Waitley
Our saying this week is appropriate in so many ways in life, however, I actually came across it when researching “unconscionable behaviour” and looking for an alternative to ‘Beware of Agents with ulterior motives’… True!
I was appalled, to say the least, when a week or so ago a friend told me of a call she had received from a local Agent, who suggested that now would be a good time to sell, as indications are that there will be a decline in the market in the ‘Spring’… Not only is our friend not a ‘Seller’, the agent knew that she is a friend and client of MBPS… This, in addition to the fact that we are aware that agents continue to call Seller’s, who are already listed with other agents, in an attempt to gain the listings - I believe that is unconscionable behaviour’ and I am sure you would agree. I really do not understand the ‘ethics’ of some… However, that is ‘us’ and we are very thankful to our loyal friends and clients, who understand our ethics and integrity - thank you!
We are also thankful that our clients/customers are fortunately astute and see through the ‘ulterior motives’ of some…. Sadly, there will be other Property Owners, who will be ‘misguided’ into listing when potentially the time is not right for them. Thus the reason we are highlighting now, as we are aware that news travels very quickly over the ‘grapevine’. That could mean over a glass of ‘red’…
My friend ‘Google’ summed it up perfectly - “An ulterior motive is a concealed meaning or intention behind saying or doing something. Ulterior motivation usually has a negative connotation because acting with ulterior motivation, or a hidden agenda, is typically considered sneaky and self-serving.”
On a positive note, we are looking forward to Spring next week, which will bring us out of the traditionally slower Winter market and see prices continue to stay strong... The fact remains, property owners in Main Beach have something that is a sought after commodity, which continues to be in short supply. So, once again, it is ‘supply and demand’ that will keep us in a ‘buoyant’ market - in our ‘humble’ opinion!
In keeping with that, our Sales Team have been busy over the past few weeks carrying out appraisals, that may see a few new listings come onto the market. We also have a new contract, which is not yet unconditional, so therefore a ‘unmentionable’, for now…. So, little ‘news’, however, watch this space…
We do have a new listing, which is being presented to our client base only at this stage, as the apartment is in the ‘holiday pool’ and access is very limited. Apartment 33 Pacific Views, is a 2 bedroom, 2 bathroom, ideally situated on the northeast corner of Level 13. Apartments of this nature on the northeast position of the building rarely come onto the market, and when they do, they don't remain unsold for very long. In Property Management, thankfully the market has already started to ‘pick up’ again, after a surprisingly ‘slow’ few months. Late local news - the Pacific Airshow
As I mentioned last week, or was it last fortnight, I have been on holiday. Thus another late Newsletter and now too late to advertise the “Pacific Airshow” that was on the coast last weekend. I thought, however, that I would still share the photo of Mr.Jeeves below, so aptly dressed! It was apparently a huge success - yes, Mr. Jeeves too, however, I did mean the ‘Airshow’. I have seen some of the videos of the ‘fly over’, which were amazing, so I hope you had an opportunity to view in person. I am sure one of those “other” great publications, such as The Bulletin, would have kept you informed about the popular event, when our news was not forthcoming…
I hear that the event was well supported and it is said that it will be ‘bigger and better’ next year, so I look forward to the experience then!
