  This week at MBPS

The problem is I have an excellent memory and when I speak of the “good old days” I am in reality speaking back to my parents youth... Even though they lived through the depression, they danced in the streets, they understood values, both in the monitory sense and in the moral sense – perhaps we needed to live through it to appreciate it. I feel I lived in those times through their eyes and for that I am forever grateful...

The reason for our ‘theme’ this week is that in conversation with one of our ‘wise’ locals about all buyers ‘these days’ who are looking for properties with ‘only’ 2 car spaces, he used the analogy that it is like when everyone suddenly needed 2 toilets – we all lived with one toilet and then everyone needed two, or in these days 3!

That made me think of how many changes there have been in society in my ‘short lifetime’ – I know some of you may not agree with the ‘short’, however, it appears not that long ago that we:

• Did not have TV – when we finally did, it was black and white...
• Did not have computers... I learnt to type on a ‘typewriter’ – No, not electric...
• Did not have facsimiles (now a thing of the past) ...
• Did not have emails... We had so many more hours in a day...
• Did not have social media – I won’t comment – other than to say, if used in the right manner...
• Did not have mobile phones – I will never forget when my niece whose father worked for an international company and had one of the first mobile phones in Australia. A school friend saw the phone in the car and said, “WOW what is that” and at a very young age, I am guessing 7 or 8, in all innocence, my niece said “Oh, doesn’t everyone have one of those” – not obnoxious, just so matter of fact...

Somehow, notwithstanding all the above, I still see them as the ‘good old days’ – not that I am not very happy with the ‘now days’ – they are just ‘different’!

Other sayings I enjoyed were:

• The best part is still ahead of me - I haven't experienced my 'good old days' yet – Luther Vandross
• The way prices are rising, the good old days are last week - Les Dawson

This all came about as we are selling a number of 3 bedroom apartments with only 1 car space... That is as a result of developers obtaining approval to construct 2 bedroom apartments with a separate dinning/media room that was easily converted to a 3rd bedroom – thus only being required to provide parking for 1 vehicle... Since those ‘good old days’ the dinning/media room has become a 3rd bedroom. Now that second car space is ‘a pot of gold’... Just like the 2nd toilet!

In Sales this week –

We have a New Listing - a very well presented 2 bedroom, 2 bathroom apartment on Level 1 of the highly regarded 3 story ‘walk-up’, ‘Main Place’, located in Cronin Avenue on the corner of Tedder Avenue, right across the road from the very popular French Café ‘Le Jardin’ and diagonal across from Milan Italian Restaurant – the beginning of the commercial strip of Main Beach. The apartment, which has been partially renovated, is north facing, with a garden outlook and yes it has ‘2 car spaces’... It is incredible how many of these little walk-up complexes (no lifts) were developed with 2 car spaces. The apartment is currently tenanted until June 2024, with great tenants in place, who would love to stay. Please call to arrange an inspection by appointment.

We have two new Contracts this week, however, both ‘unmentionable’ at this stage, as they are not yet unconditional. One of which is a New ‘off market’ Listing.
