This week at MBPS Main Beach Property Sales
We have two ears and one mouth so that we can listen twice as much as we speak - Epictetus
Some of you may have noticed that our ‘weekly’ Newsletter has been, once again, ‘missing in action’... Action being the operative word - our lack of Newsletter does not mean lack of news, but rather a lack of time to publish...
Our saying this week may be more relative than I initially thought given our opening paragraph, which was my long way around saying, we have been busy...
Last week the ‘theme’ for the Newsletter was ‘philosophical’, which seemed appropriate for many reasons, given a conversation with a friend about ‘remaining forever optimistic and positive’ and then when I ‘Googled’ the definition I found, “having or showing a calm attitude towards disappointments or difficulties - "he was philosophical about losing the contract”. Even more relative to our industry than I had thought.
Time passed and we did not publish the Newsletter last week and then only today, we had a ‘Multiple Offer’ situation, which can be very stressful for we, the agents, and for the buyers who are all offering to buy the same property. Thus the perfect example of the need to be ‘’philosophical’... If it does not happen it was not meant to be... Easier said than done sometimes, which we appreciate.
We would like to thank our buyers for understanding that we, as agents, have an obligation to act in the best interest of the Seller and as such we ‘must’ initiate the “Multiple Offer” procedure and formally request that each interested party “put their best foot forward” so to speak, i.e. present your best possible offer, both in dollar terms and ‘conditions’ of the Contract. Very difficult indeed, as one party does not know what the other party will offer... Thus, they must be philosophical as to the result!
The other saying that we considered this week, which given today’s ‘Multiple Offer’ situation, seems just as appropriate is “Life is like a Rubik’s Cube, sometimes you just have to twist and turn until it all makes sense”...
As to our ‘busyness’ this past few weeks...
