As some of you may have noticed, our Newsletter has been ‘on hold’ for the month of July – dry July? I would love to use that as an excuse and say I could not write without my glass of red – however, notwithstanding my good intentions to do “Dry July” – I did not succeed... Where did that month go? I often say, “the busier you get the more business you get” and it certainly appears to be the case – fortunately ultimately all is achieved... And never complain when you are busy!
I saw our saying this week in passing and it appeared appropriate for MBPS. According to our friend “Google” the meaning of diligence is “steady, earnest, and energetic effort: devoted and painstaking work and application to accomplish an undertaking” – so we could relate...
So, in our busyness this month we have achieved – four New Listings, four New Contracts, and a Settlement... We have also carried out many Appraisals both for Sales and Leasing... So watch this space, as we say!
In our last Newsletter we mentioned Apartment 25 Carrington Court as a New Listing – it went under contract very quickly and is now considered SOLD, although not yet settled.
All four of our New Listings are ‘off market’ for now and will potentially not go to market. One of which is already under a ‘conditional’ contract, so ‘unmentionable’. The others are:
A spacious 2 bedroom, plus study apartment in Xanadu North, with 2 car spaces and ‘huge storage’. This apartment is situated on a high floor with magnificent, never to be built out ocean views;
An original 1 bedroom apartment in The Maldives, the Main Beach complex, not the country... It is also on a high floor with views;
The third we have only a limited opportunity to sell, to suit the Seller’s opportunity elsewhere. It is a beautifully renovated 3 bedroom, 2 bathroom apartment, with 1 car space, in Calais. The apartment is situated on a low floor with a ‘garden aspect’. So, what you see is what you get, without the loss of view – which is the question most buyers are asking these days... This apartment has an unusually large outdoor entertainment area, totalling 91m2.
The New Contract mentioned in our last Newsletter is now not only unconditional, but also our Settlement. So, we would like to congratulate the happy Sellers and Buyers of Apartment 16 The Waterford. We would also like to thank the Sellers, not only for entrusting us with the sale of their beautiful apartment, however, for the lovely gift box we received – thank you! The other 3 Contracts this month are - Apartment 2403 Park Lane, Apartment 22 Xanadu and the New Listing mentioned above. The latter two were sold ‘off market’... We would like to congratulate of the Sellers and Buyers and the MBPS Team!
Featured below is Apartment 501 Cerulean, which we are ‘re-launching’ this week after it was withdrawn from the market to facilitate the Sellers moving to their new home... So, it is now available to view at any time and ready to move into at short notice... MBPS – Seeking a New Team Member
The lovely Michelle, who has been my ‘right hand’ for over a year now is ready to move into being my ‘Associate’, so moving more into assisting me in 'Sales', than administration/secretarial work. We are both very keen for that to happen, however, we must replace her first and that is no mean feat, as she is excellent in the position. We are mentioning now as you never know who you know until you ask... A small world out there!
So, we are seeking an experience senior ‘PA’ for the want of another title to assist me, as the principal of the agency. We need a ‘young head on old shoulders’ – a good old fashion ‘Secretary’ ideally with some social media and marketing ability – all rolled into one... I believe we can train into the industry, however, we need those ‘solid’ secretarial skills – if that makes sense...

Moments in Main Beach from our local friends
Over this past month our local friends, “The Boyz”, kindly provided the photographs in the collage below, which they have taken from their Apartment in Main Beach since arriving home from their travels in early July. The first being the rainbow over the bridge where the ‘Half Marathon’ runners were pacing it out and the last, the moon going down on the morning they were ‘pacing it out’ preparing to leave on a road trip and I emailed to say that I had 3 photos, and I need 4 for a collage... So ask and you receive with the caption - ‘If you want something done, give it to a busy person’... With the ‘rainbow’ photo came the caption - “Are you looking for that pot of Gold here in Main Beach? Contact us at MBPS and we’ll help you find it”... Thank you Boyz!
